Vacation rental calculator for hosts
Estimate your net income after Airbnb, Booking or other platform fees.
How the calculation works
Nightly rate × nights, minus the discount on nights, plus guest extras. Accommodation VAT is added to this base. The platform fee uses your selected fee base. Estimated net subtracts the fee, any additional tax on that fee, other charges, accommodation VAT and your entered costs.
A practical example
5 nights at 100, a 10% discount, 30 in extras and 10% accommodation VAT total 528. An illustrative 15% fee on the 480 pre-tax base is 72. Payout after platform fees is 456; after setting aside 48 VAT and subtracting 40 costs, estimated net is 368.
Important details
For hosts and property managers, not guests. Platform selection does not set an official fee: check your own contract and settlement. Net is before income tax, depreciation and any omitted costs. It does not determine VAT liability or deductibility. If the platform remits taxes, its actual transfer may differ. Do not double-count tax already included in a fee. Refundable deposits are not revenue.

To compare channels, keep rate, nights and costs unchanged and vary only the fee and its base. For a direct booking of 5 nights at €100, a 10% discount, €30 extras, 10% VAT and €40 costs, with fees and charges set to zero, estimated net income is €440.
How do I compare a real payout with the calculation?
Separate the guest charge, platform fee, taxes on that fee and your own costs. Check whether the payout includes amounts collected or withheld by third parties. Choose the fee base stated in your contract: selecting a platform brand does not supply an official rate.
